Tulfra Real Estate, a Rochelle Park, New Jersey– based real estate investment, management and development company, announced that construction of a self-storage facility has commenced at Village Center of Rochelle Park, located at 120 West Passaic Street in thetownship. The facility will be built on a 1.4 -acre portion of the 7.5-acresite. The engineer on the project is Stonefield Engineering & Design, Rutherford, N.J. The architect is Mancini Duffy, New York City. The construction manager is The Lane Group, Denville, N.J. Construction plans have been approved by the township. The four-story, 113,000-square-foot facility will sit on the corner of Plaza Way and Fairfield Drive. The facility features 816 units in a variety of sizes, state-of-the-art security, and year-round climate control. In 2018, Tulfra Real Estate secured a $10.3 million construction loan from First Bank, Hamilton, N.J., to finance construction. “Self-storage facilities continue to be an excellent way to bring jobs and tax revenue to properties otherwise sitting empty,” said Sonny Jumani, president and partner, Tulfra. “Demand for self-storage remains high in the area. The population count is over 225,000 within a 3-mile radius, plus there are a large number of commercial and residential projects in our market. We are excited that construction on this project is finally underway.” Tulfra Real Estate acquired the property, a former AT&T data site, in late 2018. The company has numerous plans for the site, including 160 luxury apartments, retail, and open space with a retention pond. Jumani said that the site’s potential stems from its prime location. Village Center is directly across from Unibail-Rodamco-Westfield Garden State Plaza, one of the largest and most popular shopping centers in the tri-state area which attracts more than 20 million shoppers each year. The site is minutes from major highways, including Routes 17, 4, 208, I-80, and the Garden State Parkway, and is 15 minutes from New York City, with public transportation into Manhattan close by. “With residential, self-storage, and retail facilities on one site, Village Center will be a place to live, work and play, and will become a destination for many in Bergen County and beyond,” adds Jumani. Village Center of Rochelle Park is one of several Tulfra redevelopment projects underway, including a 20-acre, 180-unit rental apartment complex in North Haledon, New Jersey and the transformation of the former Roche Diagnostics property in Belleville, New Jersey, into a mixed use development including residential, office, hotel and retail, the infrastructure is complete and tenants Wawa and an Extra Space self-storage facility have taken occupancy.
